Real Estate Market During COVID-19, What's happening?!?!

Hey all, sorry I haven't posted a in while but I'm back! 

First off, we've all seen or heard that the real estate industry is listed as an essential service and I agree with this status, however, it's definitely not business as usual! We're still operating at a limited capacity basically to finish up or facilitate deals that are necessary to keep people from being homeless during this time period. So with that said, yes I'm still working from home!

I've been getting so many questions regarding how the market is like especially during this unprecedented change in our society. Well, to keep it short and sweet (or not so sweet), the real estate market is undoubtedly affected by the pandemic and rightly so. Since everyone has been ordered to STAY AT HOME (I've stayed at home for 2.5 weeks already) or to work from home there has been severe limitations on how showings are conducted (via virtual walk-throughs or virtual tours + floor plans), inability to conduct open houses, and not being able to meet with clients personally. With extensive conversations with colleagues around the industry, everyone with listings have either advised their clients to pull it off the market and sell at a later time or continue selling if it's an absolute necessity. Being completely transparent here, for those listings that are still on the market, they're essentially getting minimal "showings" and if they're lucky enough to get offers they're deemed "low-ball" offers which are much lower than asking price or what the true value of the property should be. I know you may hear other agents say it's a good time to list and buy, honestly, I don't advise or encourage this at all because our top priority really is to stay safe and just ride this out because of the state of emergency in Toronto. 

I'm sorry to be the bearer or bad news, but the reality is a lot of job loss has been happening across the board in all industries and it will be trying times ahead. My prediction of what's to come is that there will be some distressed sellers with opportunistic buyers with cash ready to scoop up "deals" at a low price. I hope I'm able to help those in need in the coming weeks/months with whatever situation they're in but this is what I am anticipating.
